What to do in the next ten minutes: stay safe, stop the water, then save what you can

  1. Stay safe first. If water is near outlets, power bars, baseboard heaters, the furnace or the electrical panel, don't go in. Call your local hydro utility (the company on your electricity bill) to cut the power. Stay off wet floors and away from any ceiling that sags.
  2. Stop the water if you can. Close the main water valve, or the valve under the fixture that's leaking.
  3. Treat sewage and floodwater as unsafe. Keep children, older people and anyone who is ill or recovering away from it. Don't use food or toiletries the water reached.
  4. Take a few photos. Before you move much, photograph the water and the damage. Your insurer will want to see them.
  5. Lift what you can. Move photos, papers, books, shoes and rugs off wet floors. Slide foil or plastic under furniture legs so the wood and stain stay off the wet carpet.
  6. Start drying only if the water is clean and it's safe. Mop or blot standing water, open windows if it's drier outside, and run a dehumidifier if you have one. Don't use a household vacuum on water. With sewage or floodwater, don't try to clean it up yourself, and keep fans away from it.

If anyone is hurt, or you smell gas, leave and call 911.

Tell us what happened

Next we dry your home and check it every day; you approve the cost first, and you pay, though your insurance may cover it

  1. We understand it before we promise anything. We ask where the water came from and how long things have been wet, then come and see it. We won't guess how long drying will take before we've measured.
  2. We find where the wet stops. Water travels under floors and inside walls. We follow it with moisture meters until we find its edge, and mark the readings on a floor plan.
  3. We tell you what has to come out, and why. Some materials dry well. Others, like carpet pad soaked by sewage, have to go. We show you, and nothing is thrown away without your OK and a photo.
  4. We dry it with the right equipment. Drying fans and dehumidifiers, set up for your rooms. Please leave them running and call us before you switch anything off.
  5. We check every day and write it down. The same meters at the same marked spots, until every spot matches the normal reading for that material in a dry part of your home.
  6. We walk you through it before we leave. When the readings show dry, we go through the record with you, write down anything you're not happy with, and tell you what we'll do about it.

Who pays. You do. Before we charge for anything, including a visit, we tell you what it costs and you sign to approve it. Your home insurance may cover some or all of it, depending on your policy, so call your insurer early. We keep the photos, readings and notes insurers usually ask for.
